With a blink of an eye, the first month of 2018 is behind us.  This may be the time of year when new diet plans and gym regiments start to fall off the rails, but for us in the real estate industry, and here at the Mike Dunfee Group, in particular, this is when things start to pick up. 

I have noticed through years, that as January starts to end and February gets going with the Super Bowl being maybe the last party of the holiday season, people start to get going with their next real estate related initiatives.  Whatever truth this may hold, I believe there is a bit more to it than just being the last social engagement of the season. Many individuals are starting to receive their W2s and 1099s.  They are also able to file tax returns.  They may even be talking to their advisors hearing they should buy or sell real estate.  Whatever the reason may be, football, taxes or otherwise, one thing you can be sure of, this is the time of year more listings start to come on the market, and more buyers start shopping.

We also see this increase in activity as a time when more tenants make a move as well.  Which isn't necessarily a bad situation for landlords, because, with rental rates on the rise, landlords may be able to get more for their property making this an ideal time to fill leases in general.
