Bulk Pickup: December 09-13 (Mon-Fri)

City of Avondale picks up bulk trash in Rio Crossing during the week of the second Monday of the month, usually on Friday, but occasionally a day or so earlier.  See Bulk Pickup information from Avondale. Be sure to follow their guidelines for how much can be picked up.

Don't put your bulk trash and green waste out before Sunday December 08!

  We got rain... and weeds!  
Rio Crossing neighborhood rain guages measured just over an inch of rain last week... and the little weed gramlins have been hard at work all over.

The best approach now is to pull up any big weeds and spray your granite areas with post-emergent weed killers.  Post-emergent is designed to kill weeds that already have sprung up, where pre-emergent is what you should spray before a storm to keep any dormant seeds from sprouting.

As we had done before, we've asked the new management company to be lenient on the "remove your weeds" violations through the holidays.  We hope you'll take care of it soon... but we won't send out those violation notices until sometime in January.  If you have tall, long-term weed growth in your yard, you might get something sooner.  Please be a good neighbor and do what you can to maintain your yard in good shape.
  Management Company Change  
We hinted in the November email that we're changing management companies.  You should see an envelope in the postal mail this week from the new company, Planned Development Services, also known as PDS.  That envelope will have important information, including contact info and information about new mailing address and account number for sending in your quarterly assessments.

If you have any questions after reviewing the information in the mail, you should first reach out to our new Community Manager, Lisa Riesland.  If Lisa is unavailable to answer your call, the call will automatically be rolled over to either another manager or to customer service, who will most likely be able to assist you directly, and if not, will ensure that your message is passed on to Lisa.  Our previous experience with frequent lost calls and unreturned messages should no longer happen with PDS's call handling approach.

No Signs, No Vehicles on Common Areas!
As a reminder, at the October board meeting the board made two important decisions everyone should know about:
  1. Signs, posters, notices, and any similar items are prohibited from being attached to common area structures, including block walls (which were freshly painted in October), mailboxes (which were sanded and repainted in 2018), playground equipment, benches, etc.  There has been an increase in tape and putty being used to affix posters to walls and mailboxes over the last couple of months.
  2. No vehicles are allowed (driven or parked) on common areas, including grass/turf, granite, dirt, or any other surfaces.  We have seen damaging tread-marks from vehicles (ATVs, other OHVs, golf carts, etc.) in freshly seeded turf areas, requiring an expensive re-seed of a large area.
The board will develop official policies to fully address these decisions in the coming months.  Damage to association property -- like walls and turf areas -- is considered vandalism. Our goal is to keep the common areas looking as beautiful and well-maintained as possible.  

No Board Meeting In December

There is no regular board meeting scheduled in December.  The next meeting is scheduled for Wednesday, January 22, 2020.  Regular Board Meeting Open Sessions start at 7pm, and is scheduled to end by 8:30pm, at which time the Board recesses to meet in Closed Session in accordance with the open meeting exclusions in ARS 33-1804.  See general information on board and committee meetings.
 
Design Review Committee Meeting
The Design Review Committee normally meets at 6:30pm on the same night of Regular Board Meeting, unless there are no Architectural Requests submitted.  Homeowners who have submitted Architectural Requests are invited to attend to answer any questions the committee may have; any homeowner can attend to observe.

Since there is no Regular Board Meeting in December, the Design Review Committee will meet as necessary between now and the January meeting to handle any submitted Architectural Requests.
Be safe this holiday season!  And follow these tips from the Avondale Police Department about your property and valuables:
Avondale PD says they've seen an increase in thefts from unlocked vehicles in many nearby communities, and some here in Rio Crossing. 
Remember to always lock your vehicle, don't leave any items in the vehicle in plain sight, and if possible, keep all your valuable items in the house.
