October stats show a further decrease inventory and thus a decrease in pending sales. Days on market remain low and sales above asking remain similar to last month, however the median price remained stable since last month.
As we enter the holiday season we expect to see further reduced inventory, but desirable homes will continue to garner attention and serious buyers are going to continue to aggressively search for the right home even through the holidays.
Historically, the best months to put a home on the market have been spring and summer. If you’re thinking about selling your home this spring I would encourage you to reach out to us ASAP to talk about the current trends in your area and available inventory. We have several clients making the recommended improvements to their home through the winter to prepare their home to list in the spring. Remember we have a Client Services Rep on our team available to our clients to help coordinate any and all home improvements!
Our team continues to see new buyers entering the market in search for the perfect home and we’re doing everything we can to find their dream home! We use our knowledge of the neighborhoods and deep network of brokers to seek out homes that fit our clients criteria. This year we’ve been able to place more than half of our buyers in homes that were off market. If you are interested in learning more about the process, lets connect.
